Maintenance Technician - JLL

What this job involves:

As a Maintenance Technician at JLL, you will be the frontline expert responsible for maintaining the operational excellence of commercial buildings and their critical systems. Your role centers on performing comprehensive repairs and preventative maintenance across HVAC, electrical, plumbing, and structural building components while ensuring client safety and comfort remain paramount. You'll manage service requests, coordinate vendor relationships, and maintain detailed records through our CMMS system, all while demonstrating the professionalism and technical expertise that reflects JLL's commitment to world-class facility management. This position offers the opportunity to apply your technical skills across diverse building systems while directly contributing to client satisfaction and property performance.

What your day-to-day will look like:

Building Systems Maintenance: Perform repairs and preventative maintenance on HVAC systems including filter and belt changes, execute minor electrical repairs and re-lamping, handle plumbing maintenance, and maintain hardware, signage, doors, locks, and building components for optimal facility functionality.

Facility Improvement Projects: Replace ceiling tiles, perform painting and minor carpentry, install wall hangings, repair flooring and roofing, and support incremental moves by relocating furniture and equipment to enhance facility appearance and functionality.

Equipment Operations and Monitoring: Operate and maintain building equipment according to established schedules, monitor system performance to identify potential issues before they escalate, and ensure all activities comply with manufacturer specifications and safety standards.

Client Service and Emergency Response: Respond promptly to client service requests while maintaining high customer satisfaction standards, participate in emergency response procedures, and remain available for afterhours emergencies on a standby basis.

Vendor Coordination: Coordinate and oversee work performed by third-party vendors, monitor contractor performance for quality and safety compliance, and manage multiple maintenance priorities across internal teams and external partners.

Documentation and Record Management: Update and maintain comprehensive maintenance records via CMMS system (Corrigo preferred), document equipment conditions and repair histories, and generate reports on maintenance activities and system performance for management review.

Professional Development: Participate in technical training programs and safety training as required to enhance skills and maintain current knowledge of building systems, safety procedures, and industry best practices.

Required Qualifications:

Education and Licensing: High School diploma or GED required; valid Driver's License required for property travel and vendor coordination.

Technical Experience: 2-3 years of experience in commercial building maintenance including hands-on work with HVAC, plumbing, and electrical systems; knowledgeable electrical skills including ballast replacement, switches, amp readings, and lockout/tag out procedures.

Technology Proficiency: Proficient with Microsoft Office and SharePoint; experience with work order/CMMS systems (Corrigo preferred); ability to learn facility management software and mobile applications for digital documentation.

Physical Capabilities: Ability to regularly stand, walk, climb, balance, stoop, kneel, crouch, and crawl; must occasionally lift and move up to 75 pounds and occasionally up to 100 pounds; physical stamina for extended maintenance work and emergency response.

Professional Skills: Strong customer service and communication skills; ability to work independently and manage multiple priorities; problem-solving abilities for diagnosing facility issues; professional demeanor with businesslike approach to all activities.

Safety Knowledge: Understanding of safety procedures including lockout/tag out protocols, OSHA standards, and facility safety requirements; commitment to maintaining safe work environments and participating in emergency response procedures.

Preferred Qualifications:

Technical certifications in HVAC, electrical, or plumbing trades.

Experience with building automation systems and energy management platforms.

Knowledge of commercial building codes and regulatory compliance requirements.

Previous experience in corporate or institutional facility environments.

Additional technical degree or certification in facilities maintenance or related field.
